                  What is the problem of selling land to foreign multinationals for the purpose of erecting factory? We have so many MNCs doing the same in Malaysia.

                  A small piece of 20 acre land for RM30 mil is newsworthy for you? What about the recent Bandar Malaysia land sold by 1MDB to a Chinese consortium? It was 486 acre for RM7.41 bil.

                  1. Well, it’s not wrong selling land to foreigners. In the case of 1MDB, the mistake was selling the land cheap. For this I blame the dimwitted management of the company. Selling the family silver at such a low price and calling it good business. The village champion mentality in full display. Pathetic.

                    1. At least the way me and my buddies look at it, the equity is worth at least 10 times the price they sold the 60% to the China led consortium. That’s taking into account the gross development value of the entire project. Project the GDV a further 10 years ahead to 2025/26 you can see that the whole enterprise is worth more than RM200b to RM300b factoring in inflation. That too is a conservative analysis of the entire undertaking looking at the rate the RM is depreciating both in terms of forex and domestic purchasing power. The China led consortium bought the 60% equity on a song and they know it. For that you really have to admire the Chinese and their Malaysian partners for doing such a great piece of business. As for the 1MDB management, well, like I said, they sold the family silver for pittance taking into account the loses they have incurred in terms of future valuation of the Bandar Malaysia project. But as far as me and my buddies are concerned, this is not the end but the beginning. With debts to be repaid they are going to sell their remaining equity to other investors in the near future.

                    3. Bandar Malaysia Sdn Bhd is the holding company of the Sg Besi TUDM land. Under the rationalization plan the land is under the ownership of Bandar Malaysia Sdn Bhd.

                      So now the China led consortium is the majority shareholder of the company that owns the Sg Besi TUDM land.

                      But if you have been following developments as me and my buddies did prior to the deal, especially through The Star, you will realize that the real value of the project is much higher.

                      The Star was being mendacious with the reporting by claiming that the GDV was RM150b without mentioning that money depreciates over time.

                    Gross Development Value over the development timeline. The figure can fluctuate according to market condition. GDV figure stated now is not absolute. Land is only part of the cost for entire development. Lots of other costs like infrastructure, construction etc. If a piece of land has a potential GDV of eg. RM10 bil, the land price itself is worth a fraction of the GDV (e.g. RM1-2 bil).

                    Perkasa raised a pertinent point. Strategic assets being sold to foreigners. Already the power assets of 1MDB is being sold to China based companies. Now this Bandar Malaysia land. Apparently, China company will get the contract for the High Speed Rail between KL-Singapore as Bandar Malaysia is the main station for the rail.

                      The power assets were to have been listed for IPO. That did not happen due to the attacks by Rafizi, Tony Pua, the oppo media and Tun who created a tidal wave of negative public opinion.

                      Their attacks derailed the IPO and narrowing the options for 1MDB. So ‘you’ (they) push 1MDB into a corner, and they turn around and accuse 1MDB when it is their own actions of sabotage that left the company with little choice.

                      If the contract for the High Speed Rail between KL-Singapore were not being given to the China company, it would have been given to the Chinese crony of Dr Mahathir.

                      YTL has been moving its capital out (shifting its businesses and operations base) to foreign soil, including China, as you know.

                      When YTL, a construction company, launched one of its new buildings in a Chinese city not too long ago, a YTL scion in his ribbon-cutting speech said that the company’s entry – debut shopping mall, if I’m not mistaken – into Chinese was a homecoming for the (tycoon) family.

Which is why i stated clearly that money depreciates and by looking 10 years into the future the value is much higher. Do you think RM1 today is the same RM1 10 years from now ? Of course not. The estimates made by various parties i.e developers, investors are mendacious in nature. They know the value is higher but they are not going to tell the public so they just tossed a figure, the press pick it up and it made the news.

                      As for the HSR contract, I m not going to say much since anyone with an ounce of intelligence knows that it’s going to be the Chinese consortium building the rail system the moment they bought Bandar Malaysia.

      I’m assuming that his job description was at least correct as there’s been no denial over the last several years and nor was he charged for false representation.

But what I do know is that Pakatan (PKR & DAP) benefitted from political tactics training from a company that was founded by ex-Mossad agents in the 2008 and 2013 GEs. This also included the cyber war aspects and that’s why the DAP and PKR cyber troopers suddenly became so sophisticated and effective in their tactics and strategy.
